The problem

Why nobody quotes a simple figure

Ask three companies what facade cleaning costs and you get three different answers, usually without explanation. That is not because it is unclear, but because the price depends on things visible in a photograph and not over the phone: the type of brick, the kind of soiling, the height, and whether scaffolding or a lift is needed.

Green algae is not the same as soot, and needs a different product

One from a distance and one close-up of the soiling. That shows us the brick type and what we are dealing with, which is ninety percent of the pricing.

We estimate the area

From the photos and the build year. If our estimate does not match reality we adjust before starting, not afterwards.

Within two hours on working days. It states which elevations are included, which method we will use, and whether impregnation is worthwhile on your brick.

Carry out and check

Afterwards we walk it with you. If a patch has not come up, we treat it again before packing away.

When cleaning is not the answer

If your pointing is sandy or loose, it needs repointing first. Cleaning over bad pointing opens the joint further and you get damp inside: that costs more than the dirt ever did. On a painted facade where the paint is already flaking, cleaning takes the loose paint off and you are left looking at patches. We say so in advance and would rather not take the job.

Guide prices

We charge per square metre of facade, not per hour. An average terraced house with green algae on the rear wall alone usually sits in the lowest band; a detached house with four elevations and work at height sits in the highest. You always get a fixed figure from photographs before anyone comes out.

Green algae removal, reachable from ladder height: roughly 8 to 12 euro per m2
Heavily soiled or painted facade: roughly 12 to 18 euro per m2
Work at height with a lift: allow 250 to 450 euro extra per day for the equipment
Impregnation after cleaning: roughly 8 to 14 euro per m2, only worthwhile on a dry, clean facade
A minimum charge per job, because travel and setup take time even on a small facade

What drives the price up or down

The factors that make the most difference in practice.

Type of soiling

Green algae comes off relatively easily. Soot, efflorescence and paint residue cost considerably more time.

Brick type

Hard brick takes pressure. Soft or old brick and pointing need low pressure and product, which takes longer.

Height and access

Up to ladder height it is ordinary work. Above that equipment is added, and that is the single largest cost.

Number of elevations

Four walls is not four times one wall: setup happens once, so the price per m2 comes down.

Adding impregnation

Extends the result considerably on porous brick. On dense, hard brick it adds little and we advise against it.

Access to water

A tap and drain nearby saves time. Without a supply we have to bring water, and that counts.

Frequently asked questions

What does facade cleaning cost for an average terraced house?
For the rear elevation alone with green algae, reachable without a lift, you are usually between 400 and 800 euro. Front and rear together does not double it, because setup only happens once.
Is impregnation worth it?
On porous brick, yes: it keeps moisture and growth out for longer and you clean less often. On hard, dense brick it adds little and we advise against it, even though it would be extra revenue for us.
How long does a facade stay clean?
On a sunny elevation often five years or more. On a shaded north wall, or against trees, green growth can be back within two years. Impregnation extends that but does not make it permanent.
Do you use high pressure?
Only where the brick takes it. On old masonry and soft brick we work at low pressure with product and brush. It takes longer and it is the only approach that leaves the pointing intact.
Why not an hourly price?
Because then you only learn the cost afterwards. Per square metre you know beforehand, and the risk of it overrunning sits with us rather than with you.
Do I need to be home?
Only at arrival and for the check afterwards. Not in between, as long as we can reach water and power and the garden is accessible.
