Do I get a handover report?
Yes, with photos per room and a note of anything that would not come out. In a deposit dispute that is often the only document objectively showing how the property was left.
What if there is damage that is not mine?
We record it with a photo before doing that room. Without that photo there is no way afterwards to establish whether it was already there, and that is exactly what deposit disputes are about.
Who instructs, the tenant or the landlord?
Both happen. We quote in the name of whoever asks and give the report to them. If you want it to go to both parties, say so and we will do that.
